The winery for sale in the hills of Florence is located not far from the ancient town of Certaldo and is situated in a hilly position with wonderful views ranging from the Florentine hills to Monte Amiata with glimpses of the towers of San Gimignano.
The farm boasts 45.6 hectares of land and various buildings with annexes and cellar, with a total surface area of 1,690 square metres. The layout of the property is also suitable for starting up a receptive activity to accompany the winemaking activity.
Wine production comes from approximately 16.0 hectares of Chianti Colli Fiorentini DOCG vineyards. Some vineyards were planted in 2005, but most were planted after 2012. Recently, all the posts supporting the grapes were replaced. The varieties are Sangiovese, Cabernet Sauvignon, Trebbiano and Malvasia and have a south, south-west exposure with clayey soil. The production potential is approximately 190,000 bottles per year. The farm is equipped with wine vats with a total capacity of over 2,000 litres, two external stainless steel silos of 600 litres each, three fermenting vats of 600 litres each, two 30-quart presses, pumps and cellar equipment, and several tractors and farm vehicles.
In addition to wine, there is a magnificent olive grove of about 2 hectares, 1.5 hectares of which have 450 trees in production, some centuries old and others newly planted. The rest of the farm is mainly occupied by arable land cultivated with cereals in rotation (wheat, broad beans, barley, oats...). Part of this land could be converted to vineyards to further increase production.
Lastly, about 4.5 hectares are destined for the production of valuable timber, given the presence of elm, walnut and cherry trees for over twenty years.
The buildings, most of which need to be renovated, consist of:
- the farm centre of approximately 696 square metres, which is on two floors used as service rooms for workers, including the lunchroom, caretaker's flat, various rooms for storage, cellars, drying rooms;
- cellar with a surface area of 112 square metres;
- the bottling room with its office covering a total area of approx. 170 s.qm;
- tool shed with garage (275 s.qm) built to accommodate agricultural equipment for working the property;
- a small villa of approx. 90 s.qm with private courtyard and garden which is developed on one floor and an annex of approx. 30 s.qm The heating of the building is independently managed
- a farmhouse of approximately 320 s.qm which is on two floors above ground, each of which houses an independent flat.
The farm is an excellent investment for anyone wishing to continue the wine business and also for anyone wishing to create a high-level accommodation facility given its proximity to all the major Italian cities of art.

The main distances from the property are as follows: Florence airport (45 km), Arezzo (100 km), Siena (94 km), Lucca (89 km), Pisa (80 km), Forte di Marmi and Versilia (125 km). The landscape is characterised by hills, vineyards and olive groves. The centuries-old cultivation of vines and olive trees is widespread and clearly visible everywhere. The wine is excellent, with some productions having obtained the Chianti Classico delle Colline Fiorentine quality mark. As far as extra virgin olive oil is concerned, production has been documented since Etruscan and Roman times and has steadily expanded over the following centuries.
